Federal employees across the country are affected, but the Washington, D.C., region is disproportionately impacted by Trump's cuts and return-to-the-office mandates.

More than two million federal government employees across the country are potentially affected by DOGE and the Trump administration’s federal government workforce initiatives. However, as home to about 20% of federal workers, the Washington, D.C., metropolitan area is expected to feel the effects the most.  


It is likely that the federal workforce changes will have an impact on the region’s housing market. Some workers who have been laid off or who are enduring long commutes will be evaluating their housing options. However, the decision to buy a home in these areas, or rent your home out and have it professionally managed or to sell a home or move is not one people should take lightly, and it may be several weeks or even months before we know how the housing market will be affected.


As an international Realtor and Relocation Coach I have been helping people relocate internationally, nationally and locally over the past few years. This is what I do. I love taking all those lose strings and pulling them all together in a nice neat little bow. Relocating to a new place, no matter where in the world or even if it is just down the street is a very stressful situation. Especially if it is with kids and pets.


With the return-to-office mandates and federal government lay-offs people are feeling more stressed than ever and when it feels like your whole world has just been ripped out from under your feet very abruptly and without much time to prepare, your brain shuts down and you start to spin. Especially when you have no-one to talk to because people that are not affected by this think you are overexaggerating or acting like a conspiracy theorist. If you are affected by this, I want you to know...I see you. I hear you. Your feelings are valid. And thank you for your service to this country. I appreciate you and I am here to help.

This week, amid mounting news around the status of federal employees, Virginia Governor Glenn Youngkin announced the launch of a robust new website, Virginia Has Jobs. This resource was designed to help connect Virginia’s ample job opportunities with the commonwealth’s workforce.



The best way to understand the potential impacts of the return-to-office mandates and federal government lay-offs is to track recent housing market activity in the Washington, D.C., region and compare those trends to other markets where there is not a significant federal government presence. By tracking the housing market weekly I am able to provide local, timely data so that people can feel confident they have the most accurate information on the housing market conditions in the D.C. area.

Keep in mind that housing market data can fluctuate significantly week-to-week. I urge caution about drawing conclusions from just one week of data and people thinking about buying or selling in these areas should rather watch trends over a little bit more time.
